What do I need to apply for a mortgage as a non-resident?

  • Copy of your Passport
  • Copy of your NIE or Residencia
  • Copies of the last 3 months bank statements, showing your declared income
  • Details of any investments or assets you might have
  • Proof of Pensions (if applicable)
  • If you are employed you will need to provide the last three months wage slips
  • The latest P60
  • If you are self-employed you will need to provide the latest SA302 or the last annual accounts certified by a Chartered accountant
  • An Experian report
  • The difference between the purchase price and the mortgage will need to be transferred into a personal private bank account provided by the lender
  • A nota simple

Normally a non-resident can borrow 70% LTV subject to survey

If you can demonstrate very strong income most banks will consider lending more

If you by a banc reposition you can sometimes get 100% finance

 

As a Resident?

90% LTV in exceptional cases.
